Newlife is an ‘intermediary only’ lender, providing all its regulated products through the FSA authorised financial advisers. As such, the contents of our website including this page are intended for use by the regulated intermediaries who can then provide further information and/ or advice in respect of our various products to individual customers, as appropriate to their circumstances.
All Newlife’s Lifetime Mortgages and Home Reversion Plans comply with the SHIP (Safe Home Income Plans) Code of Conduct. Our Chief Executive, Peter Lucas, is a Director of SHIP.
Our membership of SHIP requires that an independent firm of solicitors act for you. Your solicitor will need to sign a certificate confirming that the customer fully understands the terms and conditions of their Lifetime Mortgage or Home Reversion Plan.
With a SHIP compliant Lifetime Mortgage or Home Reversion Plan from Newlife, the customer will benefit from the following safeguards:
- The right to occupancy for life,
- The ability to move to a suitable alternative property without any financial penalty,
- Independent legal advice,
and, with our Lifetime Mortgage a "No Negative Equity Guarantee", which means that if the property is sold for less than the loan and interest due after sale costs, any debt is not passed on to the owner’s family and any future beneficiaries of the estate.
Newlife's Non-regulated Landlord Finance product, when available, is also sourced via appropriately approved intermediaries.
New Life Mortgages Limited is also a member of the Council of Mortgage Lenders (CML).
We are part-owned by the Manchester Building Society which was established in 1922.
Our other major shareholder, The NMB Group Limited, specialises in the administration of loan assets for its own balance sheet and for other financial institutions.
